Home prices continue to fall in Central Florida

A large number of foreclosure and distressed home sales helped drive the median prices for existing homes down in Central Florida last month.

The Orlando Regional Realtor Association says the median price fell to $128,000 in August. That's a decline of about $5,000 from July, and 36% compared to the same time last year.

But the Realtors point out the price for a "normal" home stood at $165,000. And the number of sales increased over 65% from last year. More than 16,000 homes are on the market: that's 35% lower than August of 2008.

Year-to-date sales county-by-county:

  • Orange: 71.57 percent above 2008 (9,843 homes sold to date in 2009 compared to 5,737 in 2008)
  • Osceola: 111.75 percent above 2008 (3,551 homes sold to date in 2009 compared to 1,677 in 2008)
  • Seminole: 17.63 percent above 2008 (2,702 sold to date in 2009 compared to 2,297 in 2008)

    Stock market can do all it wants locally is our issue first what is the right investor for central Florida everyone says housing needs to be fixed first. It is not first it is parallel with job market. common sense a person is going to act with urgency need job to save family no job here i'll go there local commerce officials need to cut a deal with companies. companies like to feel like there getting a deal you need an attractant a big one i would suggest an attractive tax waiver benefit with long term non increasing say ten year minimum there is allot of empty new buildings I would also recommend getting that extension hwy 192 to 417 tied quick there is an attraction to live at beach work in Orlando you really need to pick up the pace on the infrustructure i've been watching the central Florida area over all is impressive with started projects over all is good. Has taken action plans started now completion you got a real problem here only you know the details of the hold up write down ten reasons why they [future companies] won't come and ten why they will come. All i'm saying is i'm sure your working on this but from the outside small businesses are still closing at a steady pace and housing market is still losing value your foreclosure rate is breaking records every time. Local Commerce/Businesses needs something from another figure out what this is once each party gets what they needed they can have there workers working i would also think of what is an international attractant don't limit your self go to china, Vietnam, Thailand, be polite yes the pay is low there but what i'm saying is they are pushing out products some good some not but the point here is they are pushing them out you need to know how this deal was made whats there top pushed product can you compete can you offer better in product or can you get that company to come here the ideas are limitless if america really really wants out of this hole that looks bottomless. AMERICA will have to go on what i am now naming the EXTREME GLOBAL MARKETING PACKAGE originating our of Orlando, Florida from the debt numbers I've seen this financial debt is so so large local and national commerce is not enough profit this needs to be international scale to get a chance to knock down the debt.
